DAUM COMMERCIAL COMPLETES SALE OF RARE LOW COVERAGE INDUSTRIAL OUTDOOR STORAGE TERMINAL SITE IN ORANGE COUNTY, CA


DAUM Commercial Real Estate Services, a leading provider of commercial real estate services including brokerage, tenant representation, consulting, leasing, sales, and property management, has completed the sale of a 2.59-acre parcel with two buildings totaling 23,375 square feet in the North Orange County, California City of Stanton.

Executive Vice President and Principal Anthony Bergeman, SIOR, Vice President Michael Chase, and Vice President Krishna Shegran of DAUM’s Capital Markets Group represented the buyer in the acquisition of this low coverage industrial outdoor storage (IOS) site.

“This was a rare opportunity for our client, a private investor/occupier , to acquire a site with low building coverage of approximately 20%, for use as a truck terminal,” says Chase. “This IOS asset, centrally located near several major Southern California thoroughfares, will strategically expand the buyer’s business operations, in addition to being a smart long-term investment in an increasingly in-demand and competitive product type.”

Chase adds that the IOS sector has seen strong interest from investors in recent years, including institutional portfolios. According to a Q4 PwC Investor Survey, it is a $260 billion industry, with truck terminals one of the most sought-after investments.

Executive Vice President and Principal Mike Barreiro, SIOR, Executive Vice President Dennis Holt, and Vice President Devin Ray of DAUM’s Newport Beach office were also key players in the deal as exclusive listing brokers on behalf of the seller.

“Prior to the sale, the property had an existing Conditional Use Permit in place to allow for trucking and freight operations on the site,” explains Barreiro. “The DAUM team worked in depth directly with the City of Stanton to ensure approval of the buyer’s use under the existing permit and facilitated its smooth transfer from the seller at the close of escrow.”

The 112,820 square-foot parcel is fully fenced and paved. The larger freestanding, fully fenced building on the site is 19,375 square feet, with 5,400 square feet of two-story office, covered and sprinklered loading docks, 5 dock-high positions, two ground-level loading doors, 14.5-foot to 16-foot warehouse clear height, and covered outside storage. The smaller freestanding building is 4,000 square feet with a block wall, gated yard, and one ground-level loading door.

The total consideration of the sale was $9.8 million. The property is located at 11121 Dale Street in Stanton, California.
