DAUM COMMERCIAL DIRECTS ACQUISITION OF NEW MAMA LU’S LOCATION IN ARCADIA, CA AS PART OF RESTAURANT’S RAPID EXPANSION

DAUM Commercial Real Estate Services, a leading provider of commercial real estate services including brokerage, tenant representation, consulting, leasing, sales, and property management, has directed the acquisition of an approximately 5,000 square-foot restaurant space in the Los Angeles County city of Arcadia, California to Dream1212 LLC, the owner of Mama Lu’s Dumpling House, a traditional Chinese restaurant with several locations throughout Southern California.

The Arcadia property now serves as Mama Lu’s sixth location, according to Rudy Lara, SIOR, an Executive Vice President based out of DAUM’s South Bay office.

“With its flagship shop in Monterey Park, Mama Lu’s already has a strong following in the San Gabriel Valley, and our Client was looking to expand its presence in the area with an Arcadia location,” explains Lara. “The restaurant’s prominent visibility fronting Baldwin Avenue and spacious dining area provides more opportunity for local customers to enjoy their popular dumplings and other specialties.”

Lara adds that this acquisition is part of a rapid expansion of Mama Lu’s Dumpling House, with the openings of Beverly Hills and Las Vegas locations planned for early 2025.

Nick Peukpiboon, Vice President at DAUM’s City of Industry office, identified the opportunity after working with the buyer on a previous transaction.

“Through our work in the local market, our team was aware of the chain’s plans for expansion and desire to open a location in Arcadia, a city known for its thriving restaurant industry and centrally located amidst a large existing customer base,” explains Peukpiboon.

“We were able to bring this acquisition to the buyer off market and close in under 30 days due to our existing relationships and because it was so perfectly aligned with our client’s business goals,” explains Peukpiboon. “The property is not only in an ideal location, but had the bones to facilitate a quick renovation and conversion to a Mama Lu’s restaurant.”

Prior to opening for business in late December, the buyer painted the entire interior of the restaurant and brought in new furniture and equipment, Peukpiboon adds.

In addition to Lara and Peukpiboon, DAUM’s Nathan Lara and Andrew Lara were part of the team that facilitated the transaction. The property is located at 1212 South Baldwin Avenue in Arcadia, California. The total consideration for the purchase was $4 million.
